1. What is the architectural concept of Rumah Mampu Milik developed by SPNB?
SPNB builds comfortable houses with a family friendly concept featuring 3 bedrooms and 2 bathrooms at a price tag as low as RM 35,000 according to states.

The definition for a low cost house, medium low, and medium cost houses are shown in the table below.

The houses under the Scheme are open to all except for the low cost houses and any house purchase which are subjected to the rules stated by the State Government.

To buy or own an Affordable Home / Low Cost House buyers have to register with the Secretary of State (SUK – Low Cost Housing Division) or come in personally to the nearest Secretary of State Office.

Whereas any other type of houses, shop lots, shop houses may be purchased straight from SPNB.

The conditions to register as a buyer are subjected to the SUK of each state. Please refer to the SUK office where the project is constructed.

SPNB adheres to rules stated by the State Government and outlines 3 important conditions that is required of low cost house buyers for eligibility:
Malaysian citizen.
Aged 21-50 years old.
Not a home owner or possess any land of which a house may be constructed on anywhere in
Malaysia.
Household income not more than RM2000.

1. What is the architectural concept of Rumah Mesra Rakyat Programme?
Rumah Mesra Rakyat are a low cost bungalow concept featuring 3 bedrooms, 2 bathrooms within a space of 700 sqft and 1000 sqft. (Landed and on 4ft and 8ft column).

2. Who is entitle to apply under this programme?
This scheme is eligible for poor families ranging from fishermen, planters, farmers and poverty stricken people who does not have a house or living in an old dilapidated house but have land or received the legal approval by the land owner whom is part of the family (parents, wife or siblings).
 
SPNB is financed by the Government that has set a fund for the Rumah Mesra Rakyat which was formerly known as the Federal Government Special Fund Housing Scheme. This is actually a further initiative from the Terengganu fishermen family housing program scheme which was launched by the former Prime Minister then on August 16th 2002. A third (1/3) of the construction cost is financed by the Federal Government Special Fund whereas the buyer has to pay only 2/3 of the balance in a no-interest financing based on the concept of Al-Qardhul Hassan.

5. What is the eligibility of applicant?

Eligible applicants of Rumah Mesra Rakyat are:

Malaysian citizen.
Aged 18-65 years old.
Household income not more than RM1500 per month.
Does not own a house, or living in an old, incomplete or dilapidated house.
Owns land (not mortgaged to any financial institutions) that is suitable for the construction of a house. If the land is not owned by the applicant, a legal approval letter from the land owner is required.
Married or, single mother / father with dependency.
  REHABILITATION OF ABANDONED PROJECT PROGRAMME
 
1. What is the background of SPNB’S Rehabilitation Project?
The Government appointed SPNB through the MoF and under the supervision of the Ministry of Housing and Local Government as the implementation agent of abandoned of for the Rehabilitation Project of Abandoned Housing Project with the aim to oversee and restore abandoned projects all over the country. The Minister of Finance approved the financing of the rehabilitation works on the 7 November 2001. Finance start at RM 300 million in terms of a no-interest loan was given to SPNB in January 2002.
2. What is the objective of the Rehabilitation Project carried out by SPNB?
The objective of the Restoration Project carried out by SPNB is to complete the abandoned project and handover the proper property ownership deed to the buyer.

1. What are the conditions to register as a panel contractor with Syarikat Perumahan Negara Berhad (SPNB)?
Every company / firm that wishes to register with SPNB must register with Malaysia Ministry of Finance / Departments / Agencies / Local Authorities/ Board.
2. How to obtain the “Company Registration Form”?
